About the fees

Settlement Fee - This fee appears on line 1101 of your HUD-1 Settlement Statement. This is our base fee, and applies to all settlements. This fee covers your settlement appointment, document preparation, and most research. [back to fees]

Title Search/review - We conduct a title search for every transaction in order to issue you or your lender a title insurance policy. This fee includes the title abstract and our review of your title situation. [back to fees]

Release document preparation - As AmeriTitle will be paying off your existing mortgages, we will also be preparing the releases for those accounts to be recorded in the land records. This preparation must be done to the specifications of the jurisdiction in which the property is located, and ensures the title remains accurate and up-to-date. [back to fees]

Release recording service - This fee covers our vendor’s charge for the recording of your release documents as they become available. [back to fees]

Binder Preparation - For closings in which a lender is involved, this fee applies to the title commitment preparation, which is furnished to the lender. This fee is waived for all-cash transactions. [back to fees]

Copies from the Recorder of Deeds - We request copies of your recorded documents for our records. This helps ensure accuracy and completeness of the land records, and is essential for our auditing controls. [back to fees]

Courier/FedEx/Fax/Phone fee - Our administrative fee covers the extensive copying, mailing, faxing, and storing operation that applies to each file. [back to fees]

Second Trust Document Fee - This fee applies to any refinance or purchase involving a second trust (including Home Equity loans and lines of credit). This fee covers all of our title fees for that transaction, though additional taxes and recording fees may apply. [back to fees]

Additional payoffs - As part of our settlement and release fees, we payoff and release any loans that are liens against the property. Should you require additional payoffs (e.g. credit cards, outstanding bills, etc.), we charge $35 for payment processing on each additional payoff. As written payoffs are infrequently available, we frequently cannot payoff the exact amount due. We request copies of the most recent bills in cases where these additional payoffs are required. [back to fees]

Power of Attorney preparation - We can prepare and send to you a limited power of attorney for all real estate transactions that we perform in our office. Please contact us to let us know if a power of attorney is required. Additional recording fees will apply. [back to fees]

Subordination preparation - If you are subordinating an existing loan to the one you are taking on in our office and your lender requires us to prepare the subordinating documents, a $100 fee applies. Additional recording fees will also apply. [back to fees]
